I may have successfully made the credit grade

Someone is watching after me. There is a house I have been wanting almost since we started looking, and since I started looking at my credit, which is really funky bad. A couple of days ago I called the Realtor and told him I was frustrated with my poor credit and couldn't take it anymore. I told him I wanted that house & I was desperate, and I wanted to talk to the bank that owns it. So he gave me the bankers name and phone # of who is handling it.

It had been in a short sale and the bank had change the locks to keep buyers out, that meant any buyers were being turned away. So I was in the number one slot for buying the house.

So I called the Banker lady and told her of my desire to buy the house and said I would put the $45,000. down in cash (20%). And I told her my credit was crappy, but what fool would drop $45,000. down and not plan on making payments, just so the bank could walk in and take my money. I mentioned I didn't mind 5% or 6%, or the asking price. I said the right things!

So she came to my house today, and I handed her my credit reports & the spouses. I had also checked the banks website and found a list of items they require, and I gathered all those and answered the check list & had copies ready. I made of copy of my present credit cards & IDs. I also checked on State taxes, insurance, HOAs, etc. and had worked out monthly payments which were pretty close to hers.

She ran my credit score and asked me what I thought it was. I told her -200. In spite of the negative credit I was showing 704, which she said was good enough average for the three credit reports. She says about 90% of buyers think their credit is to bad to buy homes, and are afraid to try. Luckily, that isn't me, and it could have been. I was thinking to wait until Dec. 2011 when everything rolled off.

Then she said she was going to run me through VA instead of the conventional and figured all that out. Explained The merits for VA. I already had my VA loan approval, so everything was just falling together in a few hours on her laptop. I really feel like asking, how is this happening. And I wondered if she was trying to cheer me up.

In any case, my buyer information is on its way to the bank, she contacted my Realtor to give him a key so I can go see all the house, and that should be this week or next. She said it might take 2-3 months to do everything, like inspections, etc., so by July, hopefully I will be setting in my dream home. She seemed confident the house would be mine. :)
