Screening tenant

Hi,
what score should be OK accept tenant you think ?

Also anybody knows on Experian report where is FICO located, I just recieved 5 of 7 pages, so probably guy didn't want to show me his score which could be on last pages..

Probably better off that she do it, because everyone's is different and she would have to give all the information that they need to check out what benefits that she would be eligible for.

True. Not only that she isn't too happy with my hubby and I at the moment. Seems we can't have a party at our own house with out her thinking we should invit every relative under the sun. she got wind of our pig roast and actually appeared at our house peeved off on the day of the party. Whatever.

Sinday. It was for my sister and I's hubbies. We have it every year for them sonce their birthdays are within days of each other. Alot of people got upset cause we invited some freinds and family members but not all. It wasn't like a labor day picnic and the pig didn't weigh 1000lbs. We just decided on each person inviting so many people. Can't do anything right by some. Sad part is none of his family never even call on his b-day so why complain when they aren't invited.

Don't really care if it does blow over. The only time they call is when something like this is going on, they need help on a project or for money. We don't even bother anymore. We have our own set of bills and problems.

I hear you, you can't even tell them that you have bills, I had one of my relatives tell me that they were in more debt than me and that they had to work.

Oh yeah, I forgot, somebody just dropped a new car in my drive way and paid the insurance, and they pay my mortgage. I did not even respond to any of it. I thought you made your own bills and I made my own bills, we both have to work, I am not comparing notes. I hate it when people know my business and I never discuss it no matter how desperate that I get.

Right on. That is one side..my hubbys. Its always about them. My side is a little different I usually hear "wow I can't imagine having those bills". Okay if I was given free land, sewage and medical, claimed only half the family income and qualified for big returns at the end of the year well I may see it that way.
Or if I ended up with the family home and never had to worry OOHHH who cares....I worked for it so eventually I will pay for it.

Yes I feel that I am too. It gets a little rough finacially but we make it through. I have also learned great lessons along the way. I think one of the biggest is how when you have mon ey saved and you think it is enough to carry you through a winter or a couple years...what ever length of time ...it really isn't enough. A few things gone wrong and it can empty a savings account in no time flat.

I'm new to this site and find it to be full of great info, so I'm going to ask for some advice. My husband & I live in CA. We bought a condo in 2/06 with an adjustable rate mtg-thinking we could refi in 12 mo or so. We were one of those that had no $$ down and the mtg broker "pushed" the loan through for us. Anyway, right after buying, the real estate market started to nosedive. Couldn't refinance because the value of our home is now way below our loan balance. The mtg co. increased our mtg pymts over $500 in March. We asked for a loan modification-took them 6 months to get back to us and they lowered it just a few dollars-not enough to help. We put the condo up for sale (short-sale) in May at a price of $170,000 less than what we paid-it hasn't sold yet & we are 2 months behind in mtg pymts because we can't make these higher pymts. Finally...my question is...we are trying to move to an apt to rent and are having a difficult time because we are behind in the mtg pymts. Before this, we always paid our mtg on time and never had a problem when we rented before. We are being upfront with the property owners when we are completing the rental applications - letting them know what has happened. I'm feeling very over-whelmed and a little lost right now. Any advice would be appreciated.

I did receive a reply & was directed to another post addressing what to do to avoid foreclosure. Most of the steps we've already done or are in the process of doing. But it's good info. If we end up giving up the condo, I'm hoping we can find a landlord to rent from that understands our situation in regards to the late pays on the mtg which unfortunately, is a sign of the times right now for a lot of people. Thanks again for your help and reply. :D

There is nothing more devastating then debt, it affects your whole life, your self esteem is in the toiilet, you are constantly dodging phone calls, it is a nerve racking experience. It is good to have a place to come and share all this anxiety and get ways to deal with it.

You got that right. It is like living on pins and needles. I feel alot of this would be unnecessary if they would change some of the credit laws. Good people get behind due to situations usually out of their control. Do they really have to charge all those enormous fees when a person misses a payment or two. If they would just work with the debtor they would get their money back a lot quicker and with much less hassle.

No--haven't found a place to rent yet. We have applied at 2 places and been upfront with our situation and also explained that we have never been evicted for unpaid rent, always paid rent on time, etc, etc. But no go...it really does make you feel lousy.

Really sorry to hear your having such a rough go of things. Surely there is some good hearted soul that just rents for extra income out there. Have you tried any government agencies? Around here we have places that will actually help find you a place,depending on income, and even go as for as paying first and last months rent. You should check with your local cherches, welfare offices or any community action programs. Stop back and let us know how you are doing.

What great suggestions! I will certainly check those out & see if they could help. We can afford the first & last---just getting someone to understand about foreclosure is the hard part. But I KNOW we are not the only ones in this same situation. I guess landlords are going to have to be a little more flexible and understanding about what's happening out there right now. However, I do understand that landlords have to be careful and be able to trust who they're renting to. So I'll check in again and let you know how things work out. Thanks again!!!

Well, we just got turned down for a place to rent due to the foreclosure situation. Unfortunately, the owner just had a bad experience with the tenant that just moved--had to evict her and sell off her property she left in the unit, etc, etc. So he's gun-shy right now with any one that doesn't have perfect credit. I wonder what other people are doing out there that are trying to rent and had to walk away from their home, and maybe have a couple of blips on their CR. Just trying to figure out what to do next...I will check in later. Thanks for all the support.

You are probably going to find that alot of landlords are having this problem and unfortunatley one bad egg will do it. Have you tried visiting your local community action program for a rental list. Or your local housing authority.

You may find that you have to offer a bigger deposit or come up with some other creative way to have a landlord take a chance on you.

this whole mortgage mess is a nightmare!

Well, I just wanted to check in and let you know how things turned out with my apt. search and getting accepted by a landlord w/a foreclosure on my CR. I'm happy to announce that we got an apartment!! Met with the owner/landlord, looked at the place and he accepted us right on the spot. I was upfront with him with the items on my credit report and the foreclosure, etc. He said he understands that it's tough out there right now and we all go through times when our credit reports have dings on them. I can't tell you how happy I am! We move in on 11/8. I am continuing to work on getting my credit report cleaned up, though. So I will be checking in for advice through that journey. Thanks for all the support!!

I think right now, with the economy as bad as it is, if you're looking to buy, you MAY wanna wait. I DO have an opportunity to 'rent to buy ( thriugh a program, in my are..) but, right now, I'm better off renting. I live in a apt that belongs to the Housing Authority here.

Then you would probaly be best staying put for now. I would not want to risk even trying to get a loan out there these days...especially a mortgage. We took out a home equity loan at the beginning of the year and i was on pins and needles because we had to have our home value at a certain amount to cover what we needed to comebine. It really valued great but all I can think of when I hear about this crisis is I am glad we did all this before things took the turn they did...Bet it wouldn't value as high now.

alot of people are losing their homes...just no one to turn to now. My aunt ALMOST lost her home...she lives in CA. Especially there, alot of people are paying JUST the %, on their homes, each month. In CA the economy is probably worse than in other states.

Thats the problem with alot of these mortgae comapnies. You spend the first five years at least only paying on the interest. we had our home through one of those places and then recently had the bank take the loan over and when we went down to apply for another loan to pay off some credit cards they pulled up the screen that shows all our info. We got the loan in Jan and already a couple thousand has been paid. The economy is probaly just gonna suck for a while but look at the bright side at least we all will be getting those lower gas prices we have been whining about.

It left me enough to get a loaf of bread. I must be getting monitored again because my posts are starting to "disappear" again. I remarked on this one last time and now it isn't here. I will have to check my pm's and see. I hear gas across the US is down as far as $1.99. That comes this way and we can send our creditors a couple extra pennies.

Its that price in a lot of places..just not in PA. Since gas prices falling it has enabled me to send extra in on each of my debts. Seems like filling the tank has dropped at least $10 per fill up. I figure I was laying this money out anyway so I started applying most of the saved money to the lower debts and this way they will get out of the way faster.

I was trying to think of some better ways to pay off debts and the one above has been working. Also cutting back on unimportant items and not drawing names for the adults for Christmas. We all agreed that this would be for the best. It kind of takes a little jolly out of Christmas because we always had some prank gifts but I think with everyone so wary of credit card debt we are going to see more and more people doing this.
