I have a charged off second mortgage that is now held by Nationwide Credit Inc, and a buyer willing and able to buy my home before it gets foreclosed on by the first mortgage company. I have a settlement offer with the first, and enough money left over to pay nationwide 43%, but they won't settle. I only have a week before foreclosure. I need any advice please!

As per my opinion, there is only one way to solve your problem. You have to pay the 2nd mortgage (Nationwide Credit Inc) debt in full by any means , to avoid foreclosure. You should also consult it with a mortgage attorney to get a specialized advice.

What is the total value of your property? How much do you owe on your 2nd mortgage? if you have the strong reasons & proof about your financial crisis, it may be helpful to negotiate with the creditor again.
